The American Land Title Association (ALTA) and the American Congress on Surveying and Mapping (ACSM) has adopted a set of standards for surveyors to use when preparing an ALTA survey. The standards were designed to give the title insurer, the buyer, and/or the lender a survey showing where buildings, easements and certain improvements are located in relationship to the boundaries of the subject property. The latest adoption of these standards was in 1999. These standards can be viewed or downloaded through the ACSM website [http://www.acsm.net/alta.html]. These surveys typically involve commercial properties rather than personal residential properties. In past years similar surveys were called “As Built Surveys” or “Improvement Surveys.” These are no longer the same since the ALTA/ACSM Land Title Survey incorporates many other elements to alleviate the concerns of multiple parties in a real estate transaction. The ALTA/ACSM Land Title Survey is oftentimes a boundary survey, a title survey, and an improvement survey wrapped in one package.
