Improvement Location Certificates

Improvement Location Certificates (ILCs) are defined by State Statute and are predominately required by title companies or lenders for residential properties. An ILC is not a boundary survey and should not be confused with an ALTA survey, Improvement Survey Plat or Land Survey Plat. The purpose of an ILC is to give the title company, lender, seller and buyer a reasonable degree of comfort as to the physical improvements located on the subject property. This typically involves a lone survey technician locating features by means of a hand tape and sketch. The property boundary is shown using the best readily available monumentation. Said monumentation might be an existing fenceline, tree line, or street curb.

In general Frontier Surveying does not perform residential ILCs. There are several companies in the Metro area that specialize in providing this service.
