Improvement Survey Plat

Improvement Survey Plats (ISPs) are defined by State Statute. An ISP is a Land Survey Plat (LSP) with the following additional information: The location of all structures, visible utilities, fences, hedges, or walls situated on the described parcel and within five feet of all boundaries of such parcel, any conflicting boundary evidence or visible encroachments, and all easements, underground utilities, and tunnels for which properly recorded evidence is available from the county clerk and recorder, a title insurance company, or other sources as specified on the improvement survey plat.

An ISP is a close relative of the ALTA survey. In many cases the same information would be shown on both surveys. The only difference being some of the notes and certifications.

Monuments will be set at all boundary corners according to the State standards. The completed ISP will need to be filed with the County if the subject property is unplatted (i.e. not a lot & block type legal description) or if it resides within a platted subdivision created before July 1, 1975.
